Maintenance Technician

EMPLOYER: Two Harbors Housing & Redevelopment Authority
POSITION TITLE:  Maintenance Technician
RATE OF PAY:  Current Negotiated Rate
RESPONSIBLE TO:  Maintenance Supervisor
HOURS: Determined by work schedule but at least Fifteen (15) hours per week.

The Maintenance Tech. is responsible for ensuring the efficient operation of the HRA building maintenance.
Summary of Duties and Responsibilities along with Maintenance Supervisor:

  • Assist with annual, move-in , move-out and any interim inspections
  • Monitors building systems and equipment, determines maintenance/repair to be performed; and keeps Executive Director informed of all important matters
  • Performs routine outside cleaning and maintenance by keeping sidewalks free of ice and snow; operates a snow blower, shovels snow and applies de-icier around apartment building
  • Performs basic maintenance on riding snow blower
  • Performs routine maintenance on building grounds by pruning trees and hedges, and picking up trash.  Performs landscaping and changes exterior lighting
  • Performs routine maintenance within common areas by changing light, removing trash and painting
  • Performs apartment turn-over work including repair of damages, painting, and readying the apartment for rent
  • Checks the boiler, keep log of inspections and other building systems/equipment to ensure proper operation; troubleshoots problems or notifies Executive Director of need for outside help; and performs some basic plumbing and electrical repairs/work
  • Performs  basic carpentry work, staining/cutting doors, replacing hinges, etc.
  • Purchases regular equipment and supply items as needed; provides input on larger items; and discusses  items with the Executive Director
  • Works with contractors as needed
  • Responds to tenant requests for services and/or maintenance in a timely and courteous manner
  • Perform general cleaning and long term cleaning projects
  • Respond promptly to all emergency calls including after hours on evenings, weekends and holidays
  • Carry out the weekly, monthly and annual maintenance schedule
  • Provide site supervision of maintenance projects as needed
  • Maintain inventory of supplies
  • Assist Executive Director with Capital Improvement Plan, determination of repair charges, replacement of equipment needs and other budgetary planning and project needs
  • Maintain records related to the ongoing maintenance program, including but not limited to: work order request records, paint schedules, daily time reports and preventive/routine maintenance schedules
  • On call when the Maintenance Supervisor is off site
  • Other duties as assigned by the Executive Director and/or Maintenance Supervisor
Required Knowledge, Skills and Abilities
  • Knowledge of building systems and building maintenance practices and procedures
  • Knowledge of applicable state and federal safety laws, rules and regulations, pertinent City/County/State ordinances and building/plumbing/electrical codes, and safety related practices and  procedures
  • Skill in trouble shooting and solving building equipment problems
  • Ability to perform basic carpentry, and plumbing
  • Ability to work independently and initiate work tasks and follow through on them
  • Ability to use basic mathematics
  • Ability to exert moderate to considerable physical effort to perform the position’s essential functions
  • Ability to operate/use a variety of equipment and hand/power tools
  • Ability to understand and follow applicable instructions/directions
  • Ability to work flexible hours when responding to a building emergency
  • Ability to lift up to 50
  • The physical ability and knowledge to do the necessary cleaning and maintenance work required by this position
  • Valid Minnesota Driver’s license
  • Must have or obtain and maintain active boiler’s license within 6 months of starting date.
  • Ability to pass pre-employment background check  
Working Conditions
Spends majority of time indoors but does perform work outside and in garage workshop. Some time is spent outdoors removing snow and attending to exterior maintenance.Perform physical movements such as bending/stooping, crouching/kneeling, pushing/pulling and twisting/turning for routine maintenance and plumbing/electrical/carpentry tasks.Can stand and walk for extended periods of time.Perform repetitive movements for routine and carpentry/plumbing/electrical tasks.Occasionally works in confined spaces such as on ladders.Lifts objects up to 50 pounds (such as salt bags and toilets) using a variety of movements.Exposure to irritants/fumes, hazardous chemicals, infectious diseases and noise.Uses vision, hearing, sense of touch and sense of smell.
